Before any meaningful design work begins, we lead a focused due diligence phase to explore the full potential of your residential estate. This includes reviewing applicable city and county records, zoning overlays, easements, topographic data, and utility access—without physical site staking or marking. Our goal at this stage is to uncover key regulatory and environmental factors that will inform and shape the creative direction ahead. With this groundwork in place, we are able to move confidently into schematic development with clarity, precision, and a strong foundation for success.
Schematic Development
Schematic development is where the framework of your future landscape begins to take shape, surveying the site, drawing on site intelligence—LIDAR scan, conducting detailed analysis—to study terrain, drainage, wind, slope, viewsheds, solar patterns, and access so we can understand how the property truly functions before beginning design; from this foundation, we explore spatial possibilities such as gathering areas, gardens, pathways, and views that naturally align with your home and lifestyle, and while not a final design, these studies let us test options, clarify priorities, and establish a clear, informed direction that paves the way for refined design development.
Conceptual Design
Conceptual design is where vision begins to take shape, building on site data, constraints, and goals to sketch the early framework of the landscape and explore how spaces relate to one another and to the home they serve; at this stage, freehand diagrams, relationship studies, and early visualizations allow ideas to be tested, expectations aligned, and intent communicated, and while these sketches are not final drawings, they serve as a flexible creative instrument—open enough to explore possibilities yet focused enough to establish direction—resulting in a clear, balanced concept that unites form and function and sets the stage for the refined, coordinated Site Master Plan that follows.

Site Masterplan
The Site Master Plan is the culmination of the design journey, where analysis, exploration, and concept are resolved into a clear vision that defines every major element with precision—circulation, grading, hardscape, planting zones, and the spatial relationships that give the site its character and flow—and depending on the project’s needs, it may be presented as a refined black-and-white drawing or a richly rendered color composition; more than a presentation tool, it serves as the roadmap guiding the transition into construction documents and ensuring the approved design is ready for permitting, bidding, and execution on site.
Construction Documents
Detailed construction documents and specifications are essential to turning design intent into precise, buildable direction. By clearly defining dimensions, materials, connections, and performance standards, they create a shared technical language that minimizes misinterpretation and prevents costly delays or revisions.
